Property Manager / Construction / Maintenance / !

I am currently seeking employment within the property / maintenance / construction sectors. Working briefly as a summer change over Maintenance Manager for South Manchester Maintenance - I also have extensive skills / knowledge relating to the property management sector. Dealing primarily with tenants and landlords, local authorities and overseeing a portfolio of 500 multiple occupancy properties. I dealt with the maintenance / up keep - check in check out repairs, I was responsible for overseeing and managing large refurbishment projects during the summer changeover period. Working on the Aspasia software to create work orders for 10 + maintenance call engineers, ensuring they carried out routine maintenance on all of the 500 properties. Ensuring all licences in respect to fire safety regulations, multiple occupancy regs, H&S regs were kept in order and up to date. Overseeing all works carried out on properties belonging to external landlords, liaising with landlords / clients alike and providing an extremely professional property management service. I am currently employed by AC Engineering UK limited – we provide reactive and planned building maintenance nationwide to large commercial properties. My role within the company is within management, I currently manage a team of 8 on call maintenance engineers dealing with a wide range of trades, electrical, plumbing, painting decorating, mechanical and civil. It is my duty to ensure that the works they carry out are to our client’s standards, our client base includes some of the most prestigious international real estate companies in the world including Knight Frank, Savills, Workman LLP, Hartnell Taylor Cook and many more. I am responsible for sourcing / appointing each work man to an appropriate job, ensure that their systems of work comply with our comprehensive health and safety policies accredited through safe contractor UK and SMMS. Creating risk assessments, method statements and ensuring the onsite safety policy is strictly adhered to and PPE is worn at all times. Costing / Estimating for works is also incorporated into my role, I have provided costing / estimates for works ranging in price from £1000 - £100,000’s – submitting these to the client in quotation form, using our extensive database to log all works that have been quoted for, to advise on purchase orders etc.. Inspection of works at the completion stage is one of my main duties, ensuring that all works have been carried out to a professional standard and ensuring that it meets our clients expectations. I have slowly progressed through the ranks at the company from once an onsite maintenance engineer myself visiting Properties nationwide and dealing in all trades ranging from electrical – mechanical – plumbing – construction etc… my knowledge of the trades is extensive and I am an extremely experienced Tradesman. Therefore my management skills are excellent, managing the people I have worked alongside and encouraging/ overlooking new employees in their role at AC Engineering. I am responsible to the director for keeping our Health and Safety certifications in order – liaising with Safe Contractor UK – Updating and keeping well informed with all current legislation within the commercial construction arena. I am young, dynamic, confident and outgoing. I have excellent and professional people skills, obtaining new work through my professional approach, interpersonal skills.
